🏡 House Rules – Please Read Before Booking ✅ Rental Agreement & Guest Requirements • A signed rental agreement and valid government-issued photo ID is required prior to check-in. • Per North Carolina Vacation Rental Act, acceptance of the agreement is confirmed by payment, signing, or taking possession of the property. • Guests under may be subject to a refundable $1,000 deposit and additional ID verification. • Reservations made within 24 hours of check-in must provide ID immediately or may be canceled. ⏰ Check-In & Check-Out • Check-in: 4:00 PM • Check-out: 11:00 AM • Early check-in (1:00 PM) may be available for $150, pending availability. • Unauthorized late check-outs will incur a $250 fee and do not extend your stay. 🔇 Quiet Hours & Noise Monitoring • Quiet hours are 10:00 PM – 8:00 AM (city ordinance). • No loud music or disruptive noise at any time — including indoors or on patios. • Noise monitoring devices (decibel sensors) are installed (they do not record conversations) and will notify you if limits are exceeded. • Violations will result in a $500 fine per incident and may lead to immediate cancellation of stay without refund. 👤 Guests & Occupancy • Only registered guests are allowed on the property. • No visitors, events, or gatherings without prior approval. • Unapproved guests or occupancy beyond reservation may result in a $400 fine or removal. 🐾 Pets (Pre-Approval Required) • Pets are allowed only with prior written approval and payment of pet fee. • Maximum: 2 dogs (no cats). Pet details (type, breed, age) required before check-in. • Unauthorized pets will result in a $350 fine. • Keep pets off furniture and clean up all outdoor waste. Additional cleaning due to pet hair or damage may result in fees up to $300. 🚫 No Parties or Events • Parties, events, or large gatherings are strictly prohibited. • Unauthorized events will result in up to a $1,000 fine and termination of the reservation without refund. 🔐 Security & Safety • Exterior security cameras (e.g., Ring) are installed for your safety and property protection — do not tamper, disable, or cover them. • Tampering with security equipment will result in a $500 fee and immediate cancellation of your reservation. 🚭 Smoking • No smoking or vaping indoors. • Outdoor smoking is permitted — all waste must be disposed of properly. • Smoking inside will result in a $500 deep cleaning fee. 🚘 Parking • Use only the driveway or designated parking areas. • Parking on grass is strictly prohibited and will result in a $300 fine. 🛜 Internet & Streaming • Free Wi-Fi is provided. • You are responsible for logging out of any streaming accounts before checkout. • Downloading or streaming illegal content may result in a $500 fine per occurrence and you agree to indemnify the host for any resulting claims. 🧼 Damages & Cleanliness • Guests are responsible for reporting any damages or issues immediately. • You may be charged for damage, missing items, or excessive cleaning required after checkout. • Please return furniture and household items to their original locations. 🔥 Amenity Use (Hot Tub, Grill, etc.) • Amenities such as hot tubs, fire pits, grills, and pools vary by listing. Instructions for use (if applicable) will be provided after booking. • Please use all amenities responsibly and follow any posted rules. • If a grill propane tank is empty, you’re welcome to refill it at a nearby gas station — simply send us the receipt and we’ll reimburse you. • Guests are responsible for bringing their own firewood, charcoal, or propane, where applicable. We do not reimburse you for these supplies. • Let us know immediately if something breaks or stops working — we’ll do our best to resolve it quickly. • No refunds will be issued for amenity issues outside of our control. 🗑️ Trash Disposal • Trash must be bagged and placed in outdoor bins. • Overflowing or unbagged trash will incur a $75 per bag removal fee. By booking, you agree to abide by these rules. Violations may result in fees, loss of security deposit, or cancellation of your reservation without refund.
